How Plus Hömes Is Helping Homeowners Build Smarter

Rafael Pozas, CEO of Plus Höme Housing Solutions, has built a reputation as Laguna Beach's go-to expert on Accessory Dwelling Units — guiding homeowners from design through permits to a finished backyard home.

With limited affordable housing in Laguna Beach, Accessory Dwelling Units (ADUs) are a popular option for homeowners to add a residential unit to their property. They can be used as long-term rentals, to increase low-cost housing options in the city, while also providing an additional source of income for the homeowner. It's also convenient for those with elderly family members that need care, but want their own living space.

Rafael Pozas, CEO of Plus Höme Housing Solutions, is a second-generation real estate developer with a passion for building ADUs. He started learning the trade from his father in Brazil in the early '90s. In 2017, he moved to California with his wife and two young children to start his own construction business.

"We wanted to live in Orange County because I have a real estate training program in partnership with USC. I didn't want to be far from Los Angeles, but I wanted a smaller city to raise our children in a safe environment. Laguna was full of life, with a lot of people walking around."

In 2016, the state of California passed a bill that required cities to allow ADUs on single-family residential lots, to address the housing shortage. Pozas, who holds an MBA in international business, studied the new law and created Plus Hömes to help homeowners supply the housing inventory that was needed.

"In the beginning, just a few people knew about the advantages of the ADU laws. Now everybody knows what an ADU is and we are very busy."

Pozas is more than just a general contractor. Plus Hömes is involved in the entire project, from design and permits through construction. They start by providing two to three 3-D design options for the client to select from, then engage an architect to create plans for the city. Next, the plans are sent to a structural engineer, and the package is submitted to the city for permit approval.

"We are a one-stop shop. My clients deal with me from day one to the last day. I can manage all of the customers' frustrations, anxieties and expectations because of my experience."

With his extensive knowledge of construction, and having built every type of ADU — from over-the-garage to detached or attached — Pozas says he has already solved problems that might be encountered, which makes the process smoother for his clients. He says one thing that sets him apart from his competitors is that his bids are very accurate. He gathers an abundant amount of information before presenting a detailed proposal, so that, even if there are slight changes, it shouldn't impact the overall cost.

"I'd rather have my client happy at the end of the project, not just at the beginning."

What is your favorite Laguna local spot?

Oak Street at PCH — I get my hair cut with Nate at Logan Bros, we have Gina's and Rip Curl, and it's my favorite surf spot. When I'm there, I'm relaxed.

What is something every Laguna resident should experience?

Acai Republic. Acai is a Brazilian fruit — very healthy and tasty!
